    Hey guys,
    really appreciate soem help on this one.

    website was working ok but I am having trouble editing pages.

    when i go to edit using visual builder the screen just goes blank and am not able to make any amendments.

    also had a situation yesterday where a page vanished from back end but was still visible on front end.

    not sure if 2 issues are linked?

    the url when the visual editor is enabled is: ?et_fb=1&PageSpeed=off

    That URL seems pretty standard when the builder is active.

    Did you try the Divi safe mode?

    I would suggest to:

    1. Update Divi & Wordpress to the latest version & clear your cache & see if it works.

    2. Make sure you fulfill the server requirements stated in WP Admin > Divi > Support Center > System Status

    3. Another thing to try is to enable Safe Mode & see if it works: WP Admin > Divi > Support Center > Safe Mode > Enabled
    **If it works in Safe Mode, meaning one of your plugins might be causing the issue.

    I deactivated all plugins on my site but front end editor did not load. However it loads when I enable safe mode. I do not have any custom code on the website. I also deleted the child theme.

    Try to go to WP Admin > Settings > Permalink & click save.

    If still not working, try to go to WP Admin > Divi > Theme Options > Integration & see if there's any custom code in there.

    You just have to disable all the codes. See screenshot below:

    As you can see from the Safe Mode description:
    It will only disable:
    1. Plugins
    2. Child Themes
    3. Custom Code added to your integration areas

    yeah i disabled all, i also deleted the child divi theme, but still unable to load the front end visual builder

    I just resolved the issue. Disabling Divi Theme Options->builder->advanced->Static CSS File Generation resolved the issue.
    However, what impact will it have on the builder?

    Not quite sure about that. Perhaps you have some error in your custom CSS, which is causing the issue to Static CSS File Generation.
